- Prepayment Penalties: Closed mortgages don’t allow you to pay off the entire balance early without facing a penalty. If you sell your home or refinance before the term ends, you could be charged a fee for breaking the agreement (we can usually move your mortgage to your new home with no penalty).
- Less Flexibility: Unlike open mortgages, closed mortgages limit your ability to pay off large chunks of the principal. So, if your financial situation changes, this could be a drawback.

Here's a quick breakdown of what you need to know:

Key Highlights:

Refinancing Cap: Homeowners can refinance up to 90% of their home’s value, with the total property value capped at $2 million.

Amortization Period: The maximum amortization is extended to 30 years, helping to lower monthly payments.

Unit Addition: Homeowners can add up to four units, including the existing one.

Self-Contained Units: Each suite must be fully self-contained with its own entrance, kitchen, and bathroom.

Rental Restrictions: These suites must be used for long-term rentals, not for short-term rentals like Airbnb.

This initiative is set to roll out on January 15, 2025, and is expected to increase affordable rental supply while easing the financial strain on homeowners. It comes alongside other measures, including consultations on vacant land taxes, to further boost housing availability.

1,251 homes were sold in September, which is 7% higher than last year.

Total Value of Sales:
The value of all homes sold added up to over $467 million, a 15% increase from last year.

Detached Homes:
884 houses were sold (+9% from last year)
The average price was $410,004 (+3%)

Condos:
174 condos were sold (+3% from last year)
The average price was $277,334 (+2%)

Year-to-Date (Jan-Sept 2024):
Total sales this year: 11,495 (+11%)
Total listings: 18,870 (+3%)

Total value of all homes sold this year: $4.4 billion (+17%)

Growth Areas: Communities outside of Winnipeg, like Steinbach and Morden/Winkler, are seeing more activity with double-digit growth in home sales.

What does this mean?
It means that the real estate market is strong and continues to grow. More homes are being sold, and prices are slowly rising. If you’re thinking about buying or selling, the current market is active and presents opportunities. Here’s a truth bomb: Extra payments on your mortgage are actually DEAD EQUITY. 💸 Many of us have been told paying off your home early is the best way to get ahead, and in the 80's when interest rates were 18% or more, that was solid advice. But is it really good advice now? 👀

Let’s break it down: When you put extra money into your mortgage, you're locking it away where it doesn’t grow. Sure, your mortgage goes down, but is that the best use of your hard-earned cash? Probably not.

If you take that same money and invest it wisely, it can grow exponentially. In many cases, you can even take advantage of tax savings that can provide an immediate 30%+ return on your money. 🚀

NOT to mention, if something happens where your employment is interrupted *cough* covid lockdowns *cough*, you will not qualify to get your own money out of your home. It's best to have it accessible in Investments.
